What are my needs ?I have recently retired and the rental income is very important to me as it helps to supplement my pension so I need to get the best possible rent and that the properties are let continuously and are kept in a good state of repair to both increase their value with time and continue to generate income with rent
1)The property has always been let year/year with on average only one-week empty period between tenancies and the rental level is the highest that can be achievable without pricing the property out of the market risking empty periods .
2) The properties are kept in good state of repairs , inspections are carried out on a regular basis and when repairs are needed, I am notified either by email or email and phone if they are urgent .
3) If employees are engaged on other calls when I ring there is an answer phone, and I am always called back within a short space of time and emails are answered in less than 24 hours
4) At the end of a tenancy there is a final inspection and tenants are charged if repairs are needed to bring the property to the level it was at the onset of the tenancy .
5) There is a lot of offer out there ,the market is very competitive as the expectations of the tenants have risen in recent years and they have plenty to choose from .One needs to maintain the property to a good standard and be reasonable about the rent .Once per year I sit down with Debbie the director and we discuss the market situation ,what if anything needs doing to the properties and what rent they should go for .Advice on investment is also available for free both with Debbie and Robin Swailes who has built a very successful business over the past 20 years . I have taken advantage of this in more than one occasion and never had cause to regret it .
In conclusion I am happy with NOPS and would recommend them unreservedly . "

There was no pressure for us to choose NOPS to manage our properties once we had bought them (other than Debbie threatening to shoot us if we didn't) but we were very happy to continue working with NOPS. Their manager Costa does a fantastic job, somehow managing to keep messy student tenants in order while still remaining hugely popular with them. He knows we landlords need to keep our costs down, so we can trust him to carry out works on a competitive and needs-must basis. We have minimal voids thanks to very effective marketing of the properties, and efficient repairs and maintenance periods between tenancies. NOPS also has a very good relationship with Oxford City Council, which means they are fully aware of all the legislation and compliances involved with HMO's, and can work closely with the Council to make sure license applications are successful. NOPS' association with project managers and architects Bluesky Developments has also helped us to carry out improvements to our properties in a highly satisfactory manner - they have been very efficient and hardworking for us.
NOPS has an excellent team and deliver a really hands-on, caring service not just to their tenants but also to their other clients - us poor landlords (even though everyone hates us!)"
