LETTING PROCESS
• TO VIEW A PROPERTY – PLEASE CALL OUR FRIENDLY LETTINGS TEAM ON 01865 311745 (OPTION 1) TO ARRANGE A VIEWING
• VIEWING TIMES ARE MONDAY TO FRIDAY 10AM TO 5PM, SATURDAY 9.30AM TO 12PM.
TO RESERVE A PROPERTY

• EACH TENANT NEEDS TO COMPLETE A STUDENT APPLICATION FORM AND NOMINATE A HEAD TENANT FOR THE PROPERTY (THIS IS THE PERSON WHO WILL BE OUR POINT OF CONTACT, AND WILL NEED TO PAY THE DEPOSIT ON BEHALF OF ALL THE OTHER HOUSEMATES, WHO WILL SIGN THE DEPOSIT PROTECTION SCHEME FORM AND WILL RECEIVE THE DEPOSIT AT THE END OF THE TENANCY TO DISTRIBUTE FOR THE HOUSEHOLD)
• ONCE YOU HAVE COMPLETED ALL FORM YOU WILL NEED TO TAKE AN ADMIN FEE OF £135.00 AND A HOLDING DEPOSIT OF £150.00 FROM EACH APPLICANT (THIS IS NON REFUNDABLE SHOULD YOU DECIDE NOT TO TAKE THE PROPERTY). THE HOLDING DEPOSIT WILL BE ALLOCATED TOWARDS YOU 6 WEEK DAMAGE DEPOSIT.
• WE WILL THEN ASK YOU TO READ AND SIGN YOUR TENANCY AGREEMENT, ONCE THIS IS SIGNED AND WITNESSED THE PROPERTY IS TAKEN OFF THE MARKET AND HELD FOR THE GROUP SUBJECT TO REFERENCES.

WHAT HAPPENS NEXT?
We write to your referees, send you the first account; this lists what you have already paid and the amount of deposit and rent outstanding and at this point we will also e-mail / fax out your guarantor form out to the person you have nominated to be your guarantor.

ONE MONTH BEFORE YOU MOVE IN….

Your first account must be paid one month before you move into the property. This is an advance of one months rent, and the outstanding 6 week damage deposit (the £150.00 you have paid will have already been deducted from this amount). This must be paid in the office by your nominated Head Tenant, by cash, card or cheque.

MOVE IN DATE….

This is the date your tenancy begins. Providing all your first accounts have been paid, references and guarantors received for everyone moving into the house, we can issue you with your keys! All keys are to be picked up any time after 4pm on the day the tenancy starts, unless your tenancy begins on a Saturday you will need to come before 12.30pm which is when the office closes (please make sure you bring passports as proof of identification) If for any reason you are unable to pick up your keys and you would like another house mate to pick them up for you we need you to e-mail confirmation that you give permission for the person to pick them up.
